Why homeowners need one

Most home insurers ask you to set your own buildings sum insured. If that figure is too low, the average clause can reduce what you are paid on any claim, even for partial damage. A rebuild cost assessment replaces guesswork with a figure based on your actual home.

What we look at

  • The gross internal floor area of your home
  • Construction type, from brick and block to timber frame or stone
  • Roof structure, specification and finishes
  • Extensions, loft conversions, basements and conservatories
  • Garages, outbuildings, boundary walls and drives
  • Demolition, site clearance, professional fees and VAT

Homes we assess

  • Detached, semi-detached and terraced houses
  • Flats and maisonettes you insure yourself
  • Victorian, Edwardian and Georgian townhouses
  • Buy-to-let properties and HMOs
  • Homes with basements, extensions or loft conversions

When to get one

  • When you buy a home or take out a new policy
  • Before renewal, if your sum insured has not been checked in three years
  • After an extension, loft conversion or major refurbishment
  • If your insurer or broker asks for a professional rebuild figure

Is your home insured for the right amount?

Residential homes FAQs

Common questions about residential rebuild cost assessments.

No. A mortgage valuation tells a lender what the property is worth. A rebuild cost assessment works out what it would cost to rebuild the building for insurance. Some lender valuations include an insurance figure, but it is not a full rebuild cost assessment.

Online calculators give a rough figure for standard homes. They cannot account for extensions, basements, unusual construction, a high specification or difficult access, so they can be well out. A surveyor’s assessment is based on your actual property.

Usually not. The freeholder or management company normally insures the whole block, so the assessment should cover the entire building. If you insure the building of your flat yourself, we can assess it.

In London we can survey your home on site, which we recommend for larger, older or unusual homes. Standard homes, and homes outside London, can be assessed with a desktop survey from floor plans, measurements and photographs.
